Rules that keep the park quiet and clean.
Our park rules and Site Service/License Agreement for guests at The Woodland RV Park.
ALL RVs MUST CARRY INSURANCE
Arrivals and Departures
- Cancellations made 30 days or more before arrival receive a full refund.
- Check-in time is at 12:00 PM. Check-out time is at 11:00 AM. If you need to check in earlier or check out later than the times stated, please notify us in advance through our website. You may incur additional charges if you check in or out too early or too late.
- PETS ARE NOT ALLOWED TO PEE OR POOP INSIDE THE PARK AT ALL! They must be taken for a walk.
- There is a maximum of four (4) residents per site. Our standard fee is based on two adults and two children. See current rates for additional person charge.
- RV Sites for Monthly Terms: electricity is not included in your monthly rent. The electricity meter is vending-machine style — if not paid (with rent) on the 1st of the month, electricity is automatically switched off.
- RV Sites for Monthly Terms are metered and charged for electricity used at a rate of $0.14/kWh. EV Charging rate is $0.28/kWh. EVs may only be connected to the designated EV Charging pedestal in the front, and with approval.
- Two (2) weeks move-out notice is required for all Monthly Terms, in order to receive the electricity deposit refund.
- No refunds are given for early departure.
- Monthly guests that receive a prorated rate upon move-in and stay less than 45 days will not receive a refund for the Electricity deposit.
- Paying the electricity deposit reserves your spot with the move-in date you requested. That means we reserve the spot for you, and are unable to rent it to someone else. If you decide not to move in, the electricity deposit is not refunded.
- All occupant data in the Site Service/License Agreement must be completed for all occupants prior to occupancy of the RV Site.
Vehicles & Parking
- Vehicle limit: Two vehicles per site in addition to your RV. Please inquire with the office about overflow parking.
- Registration & inspection: All vehicles and RVs must have current registration, inspection, and license plates, with a copy provided to the office annually.
- Operational vehicles only: Every vehicle on the property must be operational.
- Keep the lanes clear: No vehicle may protrude into the flow of traffic.
- No repairs on-site: Mechanical repairs are not permitted anywhere in the park.
- Speed limit: 10 mph throughout the park. Please watch carefully for children.
- Park on your own site only: Parking on vacant sites will be charged at the daily rate and/or the vehicle will be towed.
- No grass or street parking: Park on your designated site surface only.
- Prohibited vehicles: Semi-trucks, flatbeds, other trailers, three- and four-wheelers, and boats are not allowed.
Rig & Site Appearance
- Right to refuse service: Management may refuse service based on the appearance or condition of your rig.
- Leveling: Proper leveling blocks are required. Cinder blocks are not permitted.
- Stay on the pad: Slides, jacks, and levelers must remain over the concrete pad. Nothing may be placed on the grass without written approval.
- Water pressure: A water pressure regulator is recommended for your rig.
- Sewer connection: Sewer and gray water hoses must be in an accordion with a sealed connector, and kept closed except when dumping.
- Fire: No open flames, fireplaces, or open fire pits. Small personal grills are fine.
- Outdoor items: Keep outdoor items neat and within your own site. Clotheslines are not permitted.
- Trash: All trash goes in the bins located in front of sites 17–25 only.
- Cigarette butts: Dispose of butts in a proper container.
- Storage: No storage containers unless kept neatly under the rig. No hazardous materials.
- Structures: Canopies, outbuildings, fences, and other structures require written approval.
- Window A/C units: Not permitted without prior approval.
- Cords, cables & hoses: Keep them bundled and tidy. Light-duty extension cords are not allowed.
- Ladders: Ladders must be attached to the rig.
- No skirting: Skirting around the rig is not permitted.
- No pools or trampolines: Neither is allowed anywhere in the park.
- Security cameras: Cameras may not be directed outside your own site.
- Holiday decorations: Decorations require approval and must be taken down within two weeks.
Pet Rules
- Always leashed: Pets must be on a leash held in the owner's hand at all times outside the RV.
- Never unattended: Pets may not be left unattended outside.
- Clean up: Always clean up after your pet. Failure to do so may result in a fine.
- Noise: Constant or frequent barking may result in being asked to leave.
- Pet limit: Two pets per site.
- Service dogs: Service dogs are permitted with approval, regardless of breed.
General Rules
- Quiet hours: 10:00 PM to 8:00 AM.
- No subletting: You may not assign or sublet your site.
- Site on extension: The same site is not guaranteed when you extend your stay.
- Security deposit: Returned within 30 days of departure, provided the site is clean and all accounts are current.
- Late rent fee: $25 if rent is not paid on the 1st. A credit card is required on file for rent and electricity.
- Mail: Monthly guests may request a mailing address, and are responsible for forwarding their own mail once the agreement ends.
- Protect the sewer system: Never flush paper towels, diapers, wipes, feminine products, condoms, needles, food, or grease.
- No weapons: Firearms, paintball, BB, pellet and air guns, slingshots, and other weapons are not permitted.
- Water conservation: Practiced year-round. You may wash your RV, but please do not waste water.
- Liability for damage: Guests are liable for damage resulting from their own actions or negligence, or that of their guests and children.
- Disturbances: Disturbances or calls to law enforcement may require immediate vacancy.
- Service-oriented business: This is a service-oriented business. No landlord/tenant relationship is created.
- Belongings left behind: The park is not responsible for items left after checkout; they may be discarded, donated, or auctioned.
- Responsibility: Guests are responsible for the actions of their family, pets, and guests, and for any missing or damaged park property.
Site Service / License Agreement
The terms every guest agrees to when reserving a site at The Woodland RV Park.
1.License Terms
The property is The Woodland RV Park, located at 4020 Magnolia Dr, Conroe, TX 77302, operated by Woodlands RV Park, LLC.
Monthly, weekly, and daily terms each renew automatically on a matching cadence — month-to-month, week-to-week, or day-to-day — unless terminated.
Occupancy is limited to two adults and two children under 18 without written consent. Pets require written approval, and breed restrictions apply.
2.Rates, Fees, & Late Payments
Rates are as published on our website, are subject to change without notice, and are paid in advance.
Monthly guests also pay metered electricity as described in the Park Rules. An initial meter reading is taken on move-in day.
Other fees are billed by email and are due immediately. A one-time $25 late fee plus $5 per day applies if fees are not received within 3 days of the due date.
3.Mail Delivery (Monthly Guests Only)
A mailing address may be provided on request. The guest is responsible for forwarding their own mail after the agreement ends.
4.Background Checks & Right to Terminate
Licensor may terminate this agreement for any reason or no reason with a 3-day notice to vacate. No notice is required when terminating for an Act of Default — unpaid fees, false information, rule violations, criminal acts, or holding over after notice.
Background checks may be run on any registered occupant or guest 18 or older. Anyone charged with a felony during their stay may be ejected immediately.
5.Mandatory Insurance Requirements
Guests must maintain insurance on the RV and site covering fire, theft, flooding, and general liability of at least $50,000 for the full term, plus insurance for any other vehicles used at the site.
Proof of coverage must be furnished on request. Expired coverage is a violation of this agreement.
6.Legal Relationship & Theft of Service
This is a service-oriented business, not a landlord/tenant relationship.
Under Texas Penal Code Section 31.04(b), leaving without paying for site services, or refusing to pay when due, is subject to criminal prosecution.
7.Indemnification & Liability Waiver
The guest indemnifies and holds The Woodland RV Park and its owners, employees, and agents harmless from property damage, injury, claims, and losses arising from the guest's use of the site or the property, including actions or negligence of other guests.
The guest agrees to pay for any damage caused by them or by their family, agents, invitees, or employees.
