Terms & Conditions

ALL RVs MUST CARRY INSURANCE

Arrivals and Departures 

  1. Resevations cancelled within 2 weeks prior to arrival, will not be refunded.
  2. Check in time is at 12:00 pm.  Check out time is at 11:00 am. If you need to check in earlier or check out later than the times stated, please notify Licensor in advance through Licensor’s website.  You may incur additional charges if you check in or out too early or too late.  
  3. PETS ARE NOT ALLOWED TO PEE OR POOP INSIDE THE PARK AT ALL!  They must be taken for a walk
  4. There is a maximum of four (4) residents per site.  Our standard fee is based on two adults and two children.  See current rates for additional person charge. 
  5. RV Sites for Monthly Terms are metered and charged for electricity used at a rate of $0.13 /kwh. 
  6. Two (2) Weeks move-out notice is required for all Monthly Terms, inorder to receive a the electricity deposite refund.
  7. No refunds are given for early departure. 
  8. Monthly guests that receive a prorated rate upon move in and stay less  than 45 days, will not receive a refund for the Electricity deposite.
  9. All occupant data in the Site Service/License Agreement must be completed for all occupants prior to occupancy of the RV Site.   

Parking and Vehicles 

  1. Two (2) vehicle limit on each RV Site plus Licensee’s RV.  Overflow parking may be available. Please inquire through Licensor’s website. 
  2. All vehicles including Licensee’s RV must have current registration, inspection and license plates. A copy must be provided to the office yearly to stay current.   
  3. All vehicles must be in operational condition. 
  4. Vehicles may not protrude from RV site into the flow of traffic. 
  5. No type of mechanical repair, whether to vehicle or RV, is allowed on the RV Site. 
  6. Speed limit in the community is 10 mph.  Please watch for children playing in the area. 
  7. Parking is allowed  on the designated RV Site only.  Parking on other vacant RV Sites will result in being charged the daily rate and/or vehicle being towed.  Parking on the grass or in the street may result in a fine and/or towing. 
  8. No parking on the grass. 
  9. Semi-trucks, flatbed/other trailers, 3 or 4 wheelers or boats are not allowed in the RV Park. 

 Rig and/or Site Appearance 

  1. Licensor reserves the right to refuse service to any RV rig based on its appearance and/or condition. 
  2. Proper leveling blocks are to be used to level a rig. Cinder blocks are not allowed. 
  3. Steps should be the right size for your rig, and not hand-made. 
  4. Pressure regulators are recommended for your water connection. 
  5. It is mandatory that your sewer and/or gray water hose be kept in an accordion and have a sewer connection (sewer collar/donut) attached to prevent sewer gasses from escaping.  Tank is to be kept closed, unless dumping.  
  6. No open flames or fireplaces, such as chimineas, open fire pits (small personal charcoal or gas grills are allowed on the RV Site). 
  7. Outdoor items should be neat and orderly.  Mats and satellite dishes should be kept on your RV Site and placement must be approved by Licensor. No clothes lines are permitted. 
  8. Your RV Site must remain neat and litter free.  Trash should be deposited in an appropriate receptacle approved by Licensor on the RV Site. 
  9. Please put all cigarette butts in a proper container. 
  10. No storage containers are allowed on your site, unless they are under the rig and maintained in neat appearance. Storage of hazardous substances on the RV Site is not allowed.
  11. No out-buildings, fences or structures may be erected without written approval from Licensor 
  12. No A/C window units are allowed without written approval from Licensor. 
  13. All cords, cables and hoses should be bundled.  No light duty extension cords are allowed. 
  14. Ladders are to be attached to the rig.   
  15. Skirting is not allowed. 
  16. No swimming pools or trampolines are allowed on your RV Site. 
  17. Licensees are prohibited from using or directing security cameras or videos on any areas in the RV Park outside the boundaries of Licensee’s RV Site.
  18. Holiday decorations must be removed within two (2) weeks of holiday. 

Pet/Animal Rules 

  1. All pets/animals are to be on a leash in owner’s hand at all times while outside the RV.  Animals are not to be left unattended outside the RV. 
  2. To avoid a fine, please clean up after your pet/animal on your RV Site and while walking within the RV Park. 
  3. Constant or frequent barking will result in you being asked to leave. 
  4. There is a 2 pet limit. 
  5. Service dogs, regardless of breed, are permitted with approval from Licensor.  

General Rules 

  1. Quiet hours are from 10:00 pm – 8:00 am.  Loud noise and/or music coming from your RV Site, RV or car while driving in the RV Park, at any time, may be subject to a fine or expulsion from the RV Park. 
  2. You may not assign or sublet your site. 
  3. We do not guarantee the same RV Site if you choose to extend.  Check with Licensor for possible extensions.
  4. Security deposits will be returned within 30 days of departure with cleaned RV Site and all charged Fees and accounts current.   
  5. If a reservation is cancelled within two weeks prior to arrival, the Electricity deposit will become non-refundable. 
  6. There is a $25 fee charged for rent not being paid on the 1st of the month. (a credit card is required to be kept on file for rent and electricity payments)
  7. Each Monthly Term Licensee may be provided with a mailing address upon request.  Licensee understands and agrees that Licensee shall be fully responsible for mail forwarding after termination of the Agreement, and Licensor shall have no responsibility for collecting or forwarding Licensee’s mail.
  8. To keep our sewer lines free, do not flush paper towels, diapers, baby wipes, feminine products, condoms, needles, food, grease, etc.   
  9. Discharging or displaying firearms, paintball, B-B, pellet, air guns, slingshots or any other type of weapon is prohibited. 
  10. We are on a year-round water conservation program. You may wash your RV, but please do not waste water at any time. 
  11. Licensee will be held liable for any damage to buildings, grounds, lots or water/electric meters if damage is due to their or their guest’s/visitor’s/children’s actions or negligence.  Onerous, noxious or offensive activity, excessive noise, abusive language, interference with other tenants, disturbing the peace and willful or careless destruction of property in any manner will be cause for termination of the Agreement and expulsion of Licensee.  If law enforcement authorities are called for a disturbance at your RV Site for any reason, you may be required to vacate the park immediately. 
  12. By law, Woodlands RV Park is a service-oriented business and therefore does not have a tenant/landlord relationship with any daily, weekly, or monthly Licensees. 
  13. The RV Park is not responsible for any personal belongings left behind after Licensee has checked out or otherwise left the RV Site.  Any personal property or belonging left behind on a RV Site is subject to being thrown away, auctioned off, or donated at Licensor’s discretion.
  14. Licensees are responsible for the actions of all their family members, pets, and guests.   Licensees are responsible for the payment of all outstanding charges and fines for Agreement and Rules and Regulations violations as well as damages to RV Park.

WOODLANDS RV PARK

Site Service/License Agreement 

 

This site service/license agreement (the “Agreement”) is made and entered into to be effective as of the last date written below (the “Effective Date”) by the undersigned licensee(s) (the “Licensee”).

 

  • RV Site: WOODLANDS RV PARK, LLC, a Texas limited liability company (the “Licensor”) hereby provides services on the Lot assigned to you upon arrival / email  (the “RV Site”) of the Woodlands RV Park at 4020 Magnolia Dr. Conroe, TX. 77302.  Licensor is the manager and operator of the RV Park on behalf of  WOODLANDS RV PARK, LLC, a Texas limited liability company (the “Owner”).
  • Term:   

Monthly Guests

The initial term of this Agreement shall commence on the date specified in payment agreement and end one month after (the “Monthly Term”).  Unless terminated by either party, after the expiration of the Monthly Term, this Agreement shall automatically continue on a month-to-month basis. 

 

 

Weekly Guests

The initial term of this Agreement shall commence on the date specified upon payment and end one week after (the “Weekly Term”).  Unless terminated by either party, after the expiration of the Initial Weekly Term, this Agreement shall automatically continue on a week-to-week basis. 

 

Daily Guests

The initial term of this Agreement shall commence on the date specified upon payment and end one day after (the “Daily Term”).  Unless terminated by either party, after the expiration of the Initial Daily Term, this Agreement shall automatically continue on a day-to-day basis.

 

The applicable Monthly Term, Weekly Term, Daily Term or any renewal term is sometimes referred to in this Agreement as the “Term”.

 

  • Number of Occupants: Licensee agrees that the RV Site shall be occupied by no more than 2 adult(s) and 2 children under the age of 18 years old, without the written consent of the Licensor. 

 

  • Pets: Licensor must approve pets in writing. Breed restrictions apply. 

 

  • RV Park Rates, Other Charges, and Late Fees

Licensee shall pay Licensor the amount specified on website per month for each Monthly Term. 

 

Licensee shall pay Licensor the amount specified on website per week for each Weekly Term.

 

Licensee shall pay Licensor the amount specified on website per day for each Daily Term.

 

Fees shall be paid in advance and without demand beginning on the Effective Date of the Initial Term. 

 

Rates are subject to change without notice. All payments are due and to be made payable to Licensor through Licensor’s website: www.twrvpark.com

 

If Licensee is on a Monthly Term, Licensee shall also pay Licensor all electrical power charges used by Licensee in connection with the use of the RV Site at the rate provided for in the attached Rules and Regulations (the “Rules and Regulations”).  The beginning meter reading will be taken on the first (1st) day Licensee occupies the RV Site. Any other fees and charges due from Licensee under the terms of this Agreement or the Rules and Regulations (the “Fees”) shall be billed to Licensee through Licensee’s e-mail and shall be due and payable immediately upon receipt. Rates are subject to change without notice. All payments are due and to be made payable to Licensor at the website address provided above. 

 

Licensor may assess a $25.00 one time late fee plus $5.00 per day past the due date if the total amount of the service fees or any other charges due under the terms of this Agreement (the “Fees”) is not received within 3 days after the due date.  

 

  • Electric Deposit:   Upon the Effective Date of this Agreement, if Licensee is on a Monthly Term or Weekly Term, Licensee agrees to pay Licensor $100 – $200 depending on RV size, for Licensee’s use of electrical power on the RV Site (“Electric Deposit”).  The Electric Deposit shall be refunded to Licensee upon termination or expiration of this Agreement provided Licensee has not committed any Acts of Default (as defined below) and has fulfilled all other provisions of the Agreement, including the covenant to occupy the RV Site and timely pay Fees due for the full term of the Agreement.   

 

  • Rules and Regulations:   Licensee and Licensee’s invitees and all occupants shall comply with the written rules and regulations provided to Licensee (a copy of which are attached hereto as Exhibit A and incorporated herein for all intents and purposes) (the “Rules and Regulations”).  Licensee agrees to comply with all state and federal laws, rules, ordinances and regulations applicable to the property. Licensee agrees to comply with any and all changes in the Rules and Regulations that the Licensor may make. 

 

  • Licensor’s Right to Terminate Agreement:   Licensor may terminate this Agreement for any or no reason by providing Licensee a notice to vacate the RV Site (“Notice to Vacate”).  Licensee agrees to surrender peaceful possession of the RV Site to Licensor within three (3) days of the date provided on the Notice to Vacate.  The three (3) days notice shall not be required to terminate if termination is the result of an “Act of Default” (as defined below).  Upon Licensee’s peaceful surrender of the RV Site to Licensor and subject to the provisions of Paragraph 6 of this Agreement, Licensor will refund to Licensee the proportionate amount of any unapplied Fees previously paid by Licensee to Licensor.  

In addition, Licensor may at any time, for any reason, or for no reason at all, choose to NOT renew a Licensee’s Term or to take actions to eject or remove unwelcomed parties as outlined in this Agreement and the Rules and Regulations.  During any time of Licensee’s stay, Licensor reserves the right to conduct a background check on any Licensee, registered occupant or registered guest 18 years of age or over or any guest who has entered the Park and has registered with Licensor at any time during Licensee’s stay. Anyone found to be to have been charged with a felony while a Licensee or guest of the RV Park may be immediately ejected from the RV Park.

 

  • Insurance:  Licensee will at all times subsequent to the commencement of this Agreement and during the full term thereof maintain a policy of insurance upon the RV site and the RV located thereon at the Licensee’s sole cost and expense against: fire, theft, and flooding as well as general public liability (including damages caused by fire, falling trees or branches) for a minimum amount of $50,000 in coverage pertaining to the site and all improvements and equipment brought onto the site. Licensee must also maintain insurance for all other vehicles used at the RV Site. Please be advised that it is the responsibility of the Licensee to keep Licensee’s insurance current and to immediately furnish a copy of the declaration page at the request of Licensor. Expired insurance coverage is considered a violation of this Agreement.


  • Early Termination by Licensee:   Licensor may recover as damages for Licensee’s early termination of this Agreement an amount equal to the amount of Fees that remain outstanding for the Term of the Agreement, and, if applicable, Licensor’s court costs and reasonable attorney’s fees.  

 

  • Default by Licensee: The following acts constitute defaults by Licensee (“Acts of Default”): 
    1. Failure to timely pay Fees or other lawful charges when due under this Agreement; 
    2. Giving materially false information on any application to Licensor; 
    3. Licensee, or Licensee’s guests or occupants, failure to fully comply with the Rules and Regulations or any other term, covenant or condition of this Agreement; 
    4. Licensee commits any criminal acts; 
    5. Licensee holds over after giving notice of termination and intent to vacate; or 
    6. Licensee holds over after Licensor gives notice of termination at the end of the Term or a Notice to Vacate during the Term in accordance with Paragraph 8 of this Agreement. 

  

  • Condition of RV Site:  By execution of this Agreement, Licensee acknowledges and agrees that the RV Site is neat and clean and adequate for Licensee’s use.  Upon termination or expiration of this Agreement, Licensee agrees to surrender the RV Site to Licensor in a neat and clean condition.  

 

  • Assignment: Licensee shall not have the right to assign or sublet the RV Site hereunder to any person or persons. 

 

  • Governing Law: This Agreement is governed and construed in accordance with the laws of the State of Texas.  

 

  • Attorney Fees: In the event any legal proceedings of any kind are instituted to collect unpaid Fees, including electrical charges, or for possession of the RV Site, Licensor may collect from Licensee all reasonable costs and attorney fees incurred by Licensor in pursuing such action. 

 

  • Waiver:  Licensor’s failure to insist on strict compliance with terms, covenants, or conditions of this Agreement shall not be deemed a waiver of that term, covenant or condition, nor shall any waiver or relinquishment of any right or power at any one time or times be deemed a waiver or relinquishment of the right or power for all or any other times.  

 

  • Notices:  All written notices and communications regarding this Agreement should be e-mailed to the designated undersigned party at the e-mail unless notified in writing to the contrary by the receiving party.  The notice shall become effective as of the date of mailing by regular mail or the date a hand delivered notice is received.  

 

  • NO LIABILITY: LICENSEE HEREBY INDEMNIFIES, RELEASES AND HOLDS LICENSOR AND THE OWNER, NIGHC, LLC, THEIR OFFICERS, OWNERS, EMPLOYEES AND AGENTS (THE “LICENSOR PARTIES”) HARMLESS FROM ANY PROPERTY DAMAGE, PERSONAL INJURY, CLAIMS, CAUSES OF ACTION, DAMAGES, LOSS, EXPENSES, AND/OR LIABILITIES (HEREAFTER COLLECTIVELY, “LOSS”) ARISING OUT OF OR RELATED TO LICENSEE’S USE OF THE RV SITE, THE PROPERTY AND/OR ANY CONDITION THEREON. THE CAMPGROUND SHALL NOT BE LIABLE TO THE LICENSEE FOR ANY DAMAGES ARISING OUT OF ANY ACTIONS OR NEGLIGENCE ON THE PART OF ANY OTHER LICENSEE OR OCCUPANT OR THEIR FAMILIES, AGENTS, EMPLOYEES OR INVITEES. LICENSEE AGREES TO PAY THE LICENSOR FOR ANY DAMAGES CAUSED BY LICENSEE, LICENSEE’S FAMILY, AGENTS, INVITEES OR EMPLOYEES.

THEFT OF SERIVCE LAW 

 

ACCORDING TO TEXAS PENAL CODE SECTION 31:04 (b), any guest who leaves without paying for site services or who refuses to pay for site services when due is subject to criminal prosecution.  We are providing service hook-ups for your RV.  We require full payment in advance as provided under this Agreement and will prosecute any violations under the “THEFT OF SERVICES LAW”. 

 

AFFIRMATION 

 

As a Licensee of Woodlands RV Park, Licensee fully understands and accepts the attached Rules and Regulations and any other rules and /or regulations that may be posted in the RV Park. 

 

Licensee also agrees to vacate the premises at the request of Licensor if I violate any rules or regulations, without a refund of any prepaid fees. 

 

Licensee understands and agrees that this Agreement does not constitute a landlord/tenant agreement. Payment for the RV Site is strictly for services rendered under a host/guest arrangement. Furthermore Licensee represents that Licensee owns the RV is occupying and can provide evidence of a title or another valid form of proof of ownership. The Licensee additionally represents that Licensee’s RV is indeed a temporary living quarters for recreational traveling or seasonal use.

 

The terms and conditions of this Agreement are agreed to and accepted by any and all guests staying at the RV park and

agreement to them is a condition to legally stay at The Woodlands RV Park
